Seven Pines is a 1,000-acre master-planned community in Jacksonville’s Southside, located at the southeast quadrant of Butler Boulevard and I-295. Designed by ICI Homes and David Weekley Homes, the community honors the legacy of the Skinner family—whose seven brothers once farmed this land—while offering a modern mix of residential, commercial, and recreational spaces. The plan calls for approximately 1,600 single-family homes and apartments, along with more than one million square feet of commercial and retail development. At its center, Seven Pines features a 34-acre park surrounded by scenic lakes, miles of walking and biking trails, and a 7,900-square-foot residents’ clubhouse complete with pools, playgrounds, fitness facilities, and a lakefront outpost for kayaking and canoeing. Future phases will bring retail and dining opportunities integrated directly into the community. A key element of the master plan is Stillwood Pines Boulevard, a primary thoroughfare that connects Baymeadows Road East to Kernan Boulevard. Designed with landscaped medians, bike lanes, and shared-use paths, it anchors much of the new development and provides visibility for future services. Along this corridor, Baptist HealthPlace is developing a two-story, 52,000-square-foot medical campus, and Onicx Group is building a 50,000-square-foot medical office building—bringing healthcare and wellness directly into the community. With its blend of homes, parks, trails, commercial destinations, and healthcare access, Seven Pines is envisioned as a vibrant community where residents can live, work, and play in one connected environment.
